Good to Know

Common Questions.

Do I really need zero down?

Zero down is available on eligible VA purchases up to your entitlement. You can still put money down if you want a lower payment — we run both scenarios so you can see the difference.

What is the VA funding fee?

A one-time fee that can be financed into the loan, varying by service type, down payment, and whether it is a first use. Veterans receiving compensation for a service-connected disability are typically exempt entirely.

Can I use a VA loan more than once?

Yes. Entitlement can be restored after a sale and payoff, and in some cases you can hold two VA loans at once — common for service members who PCS and keep the first home as a rental.

Are VA loans slower to close?

Not when the file is prepared properly. The appraisal has VA-specific requirements, which is exactly why an experienced local loan officer matters — we plan for them instead of reacting to them.
